Roofing in Fox Point requires a careful balance of durability and precision. With its proximity to Lake Michigan, homes in this area are often exposed to increased humidity, lake-influenced winds, and seasonal temperature swings that can impact roofing materials over time. These conditions make proper installation, ventilation, and moisture control essential for long-term performance.

I recently had them install a new roof and gutter system. Roof was a tear-off. They put a waterproof underlayment under the new shingles and replaced some OSB. My chimney had some bad bricks. They repaired it and tuck pointed it. Quality job and price was good. Regarding the gutter system, at first I just wanted gutter guards. I mentioned that even when the gutters aren't clogged with leaves, if there is a hard rain, the rain will go over the gutters. He explained the reason is my downspouts were too small. I had 2x3". So got a new gutter system with larger downspouts at 3x4" and guards. Pricing very reasonable on those as well.

I was nervous at first. If I picked the right company or not. I picked Modern Exterior over three other quotes. Manley because of Kasi McWhorter project consultant. She was very nice and patient with me. She answered all my questions. She took pictures with her drone and explained all the potential problem areas on my 23 year old roof. I accepted her quote and signed the same day. The price was in the middle of the others I received. The workers did an excellent job and clean up. I only had a little sweep up to do. I saw from my doorbell video while I was at work. That they took special care of my flower pots I had on the porch and front yard. They moved them out of danger and put them all back nicely after the job was done. Some of the pots I know weren't light either. Kasi even made a special trip for me to take after pictures. Because I wanted a good look of my new roof. Thank you Modern Exterior I'm glad I chose you. I'm very happy with my new roof. Special thanks to Kasi and the workers who took time to take such good care of me and my plants.

When our specialists arrive at your property, we begin with a detailed evaluation of the entire roofing system. In Fox Point, where homes are often exposed to lake-influenced weather and unique architectural designs, it’s important to understand how each component: shingles, flashing, ventilation, and drainage, works together to protect the structure.
Long-Term Roof Performance Starts With the Details
A roofing system is constantly exposed to changing conditions throughout the year, and even small weaknesses can develop into larger issues over time. Shingles may loosen, flashing can begin to separate, and sealants around key areas may gradually wear down. These subtle changes often go unnoticed until moisture finds a way into the structure.
Proper ventilation and insulation play a major role in how well a roof performs over time. When airflow is balanced, it helps regulate temperature differences between the attic and the roof surface, reducing stress on materials and limiting moisture buildup. Without this balance, certain areas of the roof may experience uneven wear or premature deterioration.
Routine inspections are one of the most effective ways to maintain a roofing system. Identifying early signs of wear allows for timely repairs that reinforce vulnerable areas and preserve the integrity of the roof. By staying ahead of potential issues, homeowners can extend the life of their roof and avoid more extensive repairs in the future.
What Property Owners Should Know
Snow accumulation alone does not always indicate a roofing problem, but extended exposure to heavy snow and repeated freeze–thaw cycles can reveal hidden weaknesses. Areas such as eaves, valleys, and roof transitions are especially vulnerable when melting snow refreezes, placing added stress on flashing, shingles, and sealants.
Many winter-related roofing issues begin gradually. Minor ventilation imbalances, small fastening issues, or aging materials may not be noticeable until seasonal conditions intensify their impact. Over time, these small concerns can allow moisture to work beneath the surface and affect the overall integrity of the roofing system.
A thorough evaluation after periods of heavy snow or extreme weather helps determine whether the roof is still performing as intended. By identifying and reinforcing vulnerable areas early, property owners can maintain reliable protection and extend the life of their roofing system without unnecessary replacement.
Not All Roofs Are the Same
Roofing systems vary widely from one property to another, and each type requires a different approach when issues arise. While many homes feature traditional asphalt shingles, others may have flat or low-slope sections, membrane systems, or specialty materials that demand a more technical evaluation. Understanding these differences is key to identifying problems accurately and recommending the right solution.
Our team is trained to assess a full range of roofing systems, including asphalt shingles, metal roofs, and flat or low-slope systems such as EPDM and TPO. This allows us to identify issues that are specific to each type, whether it’s drainage concerns on a flat roof, flashing transitions on a complex structure, or material wear on a steep-slope system. By applying the right repair method for each roof type, we help restore performance, prevent further damage, and extend the life of the existing system.

Roofing System Performance in Coastal Lake Communities
Roofing systems in areas near Lake Michigan require a higher level of attention to detail due to the unique environmental conditions. Increased humidity, wind-driven rain, and seasonal temperature swings can all influence how a roof performs over time. In communities like Fox Point, where many homes feature complex designs and high-value finishes, a roofing system must be built to manage both performance demands and aesthetic expectations.
A properly functioning roof is a complete system made up of multiple layers working together. Beyond the visible shingles or exterior material, components such as underlayment, flashing, ventilation, and insulation all play critical roles. When these elements are correctly integrated, they help control moisture, regulate airflow, and protect the structural integrity of the home. Even small gaps or inconsistencies in these layers can allow moisture intrusion, especially in environments with elevated humidity.
Homes in this area often include features such as dormers, multiple rooflines, and detailed architectural transitions. These design elements require precise flashing installation and careful sealing to maintain a continuous water barrier. Areas where different roof sections meet, such as valleys and wall transitions, must be reinforced to handle concentrated water flow and prevent long-term wear.
Ventilation is another key factor in maintaining roof performance. Proper intake and exhaust airflow help regulate attic temperature and reduce moisture buildup, which is particularly important in lake-influenced climates. Without balanced ventilation, excess humidity can become trapped, potentially leading to material deterioration and reduced energy efficiency.
Material selection should align with both environmental exposure and homeowner preferences. Architectural shingles provide durability and visual depth, while alternative systems like metal roofing offer extended lifespan and strong resistance to wind and moisture. The right choice depends on the structure, design complexity, and long-term maintenance goals.
Roofing in this type of environment is not just about installation, it’s about understanding how each component performs over time. By focusing on system design, precision workmanship, and durable materials, we deliver roofing solutions that are built to withstand local conditions while maintaining the appearance and value of the home.
